Existing situation
Overall, the existing plantings are relatively young and very fragmented in terms of the species used. In addition, there are a large number of species with small crowns, which do not fulfil microclimatic functions properly. New plantings will also help solve the issue of water infiltration using elements of blue-green infrastructure, thus eliminating rainwater runoff. As a result, all green areas will benefit from significantly better water supply, compared to the current situation where runoff from paved surfaces and roofs is carried to the drain system.
Soft landscaping
Due to the planned extensive construction activity, a significant number of existing trees will be removed. The design takes into account the long-term function of the greenery and its biological value, and respects the characteristic features of the Baťa-type ground floors.
We work with varying degrees of openness and shading of spaces, as well as varying degrees of management intensity – from nature-like areas with indigenous species to areas that are relatively ornamental, but always have a strong base of native species. In the herbaceous layer, we use ground cover plantings and two types of plantings that combine herbaceous plants and grasses.
The character of the rooftop vegetation reflects the ground plantings of perennials and grasses. Trees will be planted on the terrace, combined with a low-maintenance mix of perennials that will be capable of self-regulation.
The design for the interior atria puts an emphasis on selecting species with sparser crowns that allow for sufficient natural light, and making sure the understorey has an evergreen character. Creating a visual connection between the indoor and outdoor spaces, using a restrained palette of materials and colours, is the guiding principle here.
Biodiversity
The diversity of vegetation elements will create a greater range of habitats for animal species. Priority is given to trees and shrubs bearing fruits, ideally red, which are attractive to birds; taller trees are also needed for bird nesting. Nest boxes for birds and bats will be installed to fulfil that function until the trees grow large enough.
Blue-green infrastructure
The project aims for optimum rainwater management through landscape design. Rainwater management will primarily rely on infiltration in the vegetated areas and permeable paved areas. Generous rooting spaces for trees will be created as part of the project.
